Let's face it, cleaning your house is an ongoing part of maintaining your house, home, castle or cabin. On our June 6, 2015, Saturday morning broadcast we talked about different cleaning ideas and tips. Here are a few tips, tricks and thoughts submitted by several of our Rosie Certified Partners - and even some discounts! Enjoy!<br />
<b><br /></b>
<b>Jason from <a href="http://rosieonthehouse.com/Phoenix/Cleaning" target="_blank">First Class Green Cleaning</a>:</b><br />
<br />
To preserve all of your flooring wear inside shoes.
Barefoot is not good as the oil in your skin will color the carpet. Jason can
enter a home and tell if they go barefoot based on the color of the carpet. In
Arizona we have alot of black tops that have oil in them. If you wear your
shoes in the house this asphalt get transferred to the flooring. We get so
little rain that the oil build up on the asphalt is significatant. Also if you
have small rocks or pebbles in your shoes they will scratch the flooring.<br />
<b><br /></b>
<b><br /></b>
<b>Becky from <a href="http://rosieonthehouse.com/Phoenix/Chimney-Sweep-and-Repair" target="_blank">Arizona Chimney Sweep</a>:</b><br />
<br />
Spring/Summer is a great time to clean your chimney.
Getting the fireplace inspected and cleaned gets rid off all the old ashes in
your firebox and the creosote in the chimney.
This will eliminate having a stinky fireplace hanging around all
summer. Plus our skilled technicians
will inspect the chimney top to make sure the chimney cap is in place. The last thing you need is a feathered guest
with wings coming down the chimney while you are away on vacation.<br />

<b><br /></b>
<b>Josh from <a href="http://rosieonthehouse.com/Phoenix/Cleaning" target="_blank">Clearco Window and Carpet Cleaning</a>:</b><br />
<div>
<br /></div>
1) Never spray your windows with a hose unless you plan
to immediately dry them off with a towel or squeegee. Many homeowners attempt to clean their
windows or remove cobwebs and dust by spraying their windows with a garden
hose. Each time you do this you leave
another layer of minerals that permanently deposit on the glass and become
hardwater stains. Instead, use a broom
or a bench brush to knock down cobwebs and dust. Likewise, make sure all your sprinklers are
not hitting your windows (or anywhere near them) as this builds up hardwater
stains fastest and worst of all.<br />
<div>
<br />
2) Hardwater stains are very unsightly, and even more
stubborn to get rid of. The best do it
yourself method for removal is using four aught (0000) (super extra fine) steel
wool in combination with a cleaner such as CLR.
The steel wool wont scratch the glass but will be abrasive enough to
effectively remove the hardwater. Using
a lot of elbow grease, rub the cleaner in in small circles. You can feel the glass get smoother as the
hardwater is removed. Squeegee or wipe
the glass clean to see results and repeat scrubbing steps as needed. Since glass is porous, and hardwater etches
glass, you can never restore all the way back to 100%. Good results bring the
glass back to 90 – 95 % clear.<br />

<b><br /></b>
<b>Sharon from <a href="http://rosieonthehouse.com/Phoenix/Cleaning" target="_blank">Air Quality Specialist</a>:</b><br />
<br />
Always clean from the top down! Start with the HVAC system- the ducts and filter can cause more dirt in your home if not properly maintained! If your ducts are clean, and your filter regularly changed (do it monthly as you pay your power bill) you will not only cut down your dust, but you'll extend the life of your HVAC Equipment.<br />
<div class="MsoPlainText">
<b><br /></b>
<b><br /></b>
<b>Robert from <a href="http://rosieonthehouse.com/Phoenix/Cleaning" target="_blank">Phoenix Carpet Repair</a>:</b></div>
<div>
<br /></div>
1) When carpet begins to ripple up or appear wavy after
installation…it needs to be professionally Power Stretched! The number one
cause for carpet ripples is poor installation to begin with (they probably used
a knee kicker to install your carpet!).
The second most common reason is if the home is left at a warm
temperature for an extended period of time (i.e. snow birds or a vacant home in
summer). The heat makes the carpet relax
and ripple! To correct this properly, we
use a Power Stretcher to stretch the carpet from baseboard to baseboard and
usually cut off between 2-4 inches from the length and width of each room.</div>
<div>
<br /></div>
<div>
2) A good majority of people do not know carpet can be
repaired! Even some who do know this, they might not think they can have it
done because they do not have any spare carpet to use. What we can do is cut out a small piece from
a closet (maybe behind the door or under a low laying shelf), and use that
piece for the repair! Our technicians carry 3-4 different beige/brown carpet
remnants at all times so we can replace that closet piece with a non-matching
remnant. Who looks at the closet floor
anyways, right?</div>

<b><br /></b>
<b>Chad Hoppe from <a href="http://rosieonthehouse.com/Phoenix/Window-Treatments" target="_blank">Arizona Screen Techs, LLC</a>:</b><br />
<b><br /></b>
Brush off screens with a brush. He also said that a home
power washer would work best. This is a good tip for the whole back porch. Keep
outdoor tile and screens clean and fresh (but not windows) with a power washer.<br />

The
“Rosie on the House” story began in 1988 when Romero, born in Louisiana
but raised in Arizona, founded Legacy Custom Building & Remodeling
in Scottsdale. Soon after, he sold KTAR, 92.3 FM, on his idea for a home
improvement call-in
show; he has been on-air ever since. Besides KTAR in Phoenix, the
program is carried on KNST AM 790 and 93.7 FM in Tucson, KAZM 780 AM in
Sedona, KQNA 1130 AM and 99.9 FM in Prescott; and Flagstaff Country 93.5
FM and 930 AM. The program is syndicated by the
Skyview Network. For more information, visit Rosie on the House online

<br />
I get the pleasure to fill you in to how Rosie's kids grew up. Rosie and Jenn constantly made a conscious effort to include their kids in everything they did. When the radio show started in 1988, it became Rosie's chance to bring one of the kids with him each week, and take them to lunch after. It was the coveted 5th week rotation that the kids lived for! When Rosie owned Legacy, he hand delivered payroll to the job sites every Friday - another coveted rotation spot that he involved the kids in!<br />
<br />
It wasn't only work - it was the daily chores and the hobbies too! Rosie and Jenn wanted their kids to be independent so the girls learned how to change the oil in their cars, and the boys learned how to cook. There were so many incredibly valuable lessons that were learned in the every day routines.<br />
<br />
Here are some major highlights:<br />
<br />
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhH-mGACu8WsRiK0MC91BXX2pAtwzjhEkHe2Q9W5B7vRURpFnmffUUxmutQ9CEE8zLpBZZm4mYgYCRE05aCX86nh7GukCDbuwk9jKK7WsxFqohIHizKiWBoi5FTBjMUT9H5qbfhuLiX73j7/s1600/IMG950766.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"><img border="0" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEhH-mGACu8WsRiK0MC91BXX2pAtwzjhEkHe2Q9W5B7vRURpFnmffUUxmutQ9CEE8zLpBZZm4mYgYCRE05aCX86nh7GukCDbuwk9jKK7WsxFqohIHizKiWBoi5FTBjMUT9H5qbfhuLiX73j7/s1600/IMG950766.jpg" height="217" width="320" /></a></div>
When the Romero's went camping, it was days of learning to read maps,
using a compass, "you stay here and come find me" excursions and fire
building. So many hours spent in the wilderness learning every skill
possibly needed to make it. The picture here is of the 4 oldest kids
breaking sticks while Rosie blows on the flame to ignite a full fire. <br />
<br />

When Rosie helped Romey use the carpentry skills he'd been honing for years to build a horse bridge in Northern Arizona for his Eagle Scout project. Then Rosie and Jenn brought the whole gang up to see the bridge and show support for Romey's big accomplishment!</div>

Coming in fashionably late, 10 years behind the rest of the crew, Carol and Rosie found new hobbies together. They love to hike and do Geocaching, but pictured here are the game bird dogs that they trained together. </div>

Summers of working around the family camp in Louisiana gave plenty of lessons of its own! Driving, fishing, hunting, nature, boating, rowing, and so much more. This picture in particular is of the crew building duck nesting boxes for the camp...just like Rosie taught 'em</div>

This is a snap shot of the girls doing the demo work on Rosie and Jenn's bedroom remodel. Nothing better to release some teen girl frustration then letting them tear down something! </div>
<div class="" style="clear: both; text-align: left;">
No matter what it was, Rosie and Jenn always found a way to include the kids! Rosie instilled a love for reading, history and exploring. He ingrained a passion for doing your best and accomplishing all that was possible and taking on every challenge that was presented. He taught his kids to love Jesus, to respect their elders, to love and respect each other, to care for their family, be a loyal friend, and to enjoy the heck out of life! </div>
<div class="" style="clear: both; text-align: left;">
<br /></div>
<div class="" style="clear: both; text-align: left;">
And I know I'm not alone in being thankful for the effort he made so often to make sure we grew up into independent, knowledgeable adults capable of providing for and taking care of ourselves and our families.</div>

Stir constantly until the roux turns the color of peanut
butter. Add onions, celery, and bell pepper to wilt veggies and to slow
browning. Add chicken broth and meat. Season with salt and pepper to
taste. Cook on low for 2 hours. Eat over rice with crusty french bread.
(It will even taste better on day 2 :)<br />
<br />
<br />
Ingredients: <br />
1/2 cup wesson oil<br />
1 cup flour<br />
4 quarts chicken broth<br />
1 large onion, chopped<br />
1 bell pepper<br />
2 stalks celery<br />
chicken, sausage, goose or duck or any combo<br />
Serve over hot fluffy rice. <br />
<br />
<br />
<br />

This was Dr Rosie Romero's (Rosie's Dad) modus operandi and it has been successfully passed down. There isn't a Romero that doesn't enjoy the fruits of hard labor. There is also no such thing as a Romero who doesn't have a passion outside of work! Take this last weekend for example:<br />
<div class="separator" style="clear: both; text-align: center;">
</div>
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEi95j4-ZHM6HQ6haTQRn1YbgzOKxgzTxBShWY5L5qC-3Hom5RwxLUWblp4ccjfuoNo2YZx-B8_VieNJPT3g4SlT4LAVFI2ZuiJv4Iul8DWNAuIr823G2vtTVEkJ4LZvT6T-yCjRJFAO1snp/s1600/Julia+and+James+at+the+game.jpg" imageanchor="1" style="margin-left: 1em; margin-right: 1em;"><img border="0" height="320" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEi95j4-ZHM6HQ6haTQRn1YbgzOKxgzTxBShWY5L5qC-3Hom5RwxLUWblp4ccjfuoNo2YZx-B8_VieNJPT3g4SlT4LAVFI2ZuiJv4Iul8DWNAuIr823G2vtTVEkJ4LZvT6T-yCjRJFAO1snp/s320/Julia+and+James+at+the+game.jpg" width="238" /></a></div>
<br />
<br />
Julia and James helped cheer James' favorite team to victory. (Of course, this meant that Rosie and Jenn had the privilege of hanging out with 3 rug rats 4 1/2 and under- special times!)<br />
<br />
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEg0-lmunmPzZCQmVdD9kdlFbzWOwGT9kUffBKRf5ybJ5KDXqm3z2f-W8Ukyg-Y2rznGdeyenBmEoSOphcM-1E1W3CS2rGdbvaaIo4uSgpQl3nMiqBYCjKNLcGuBEB9IYklemV8rF139BsJx/s1600/Romey's+okra.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"><img border="0" height="239" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEg0-lmunmPzZCQmVdD9kdlFbzWOwGT9kUffBKRf5ybJ5KDXqm3z2f-W8Ukyg-Y2rznGdeyenBmEoSOphcM-1E1W3CS2rGdbvaaIo4uSgpQl3nMiqBYCjKNLcGuBEB9IYklemV8rF139BsJx/s320/Romey's+okra.jpg" width="320" /></a></div>
<br />
<br />
Romey and Amanda are hard core urban farmers. They spent some hours pickling their bountiful okra crop. Yum!<br />
<div class="separator" style="clear: both; text-align: center;">
<a href="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgAksjdNmhGVX-XMp_jK2fVAx6XHh8_wUL9zNHeUcxArmL0iW84wSsXdMb6d7DWS_CjqnIjnm6t62-i5ShX5zB524jeWO1Bgmd6NTg_OBQDn8IquBLrU4uP69LxgSITSvr8ofq_3AXoPD_R/s1600/rosie+and+critters.jpg" imageanchor="1" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"><img border="0" height="320" src="https://blogger.googleusercontent.com/img/b/R29vZ2xl/AVvXsEgAksjdNmhGVX-XMp_jK2fVAx6XHh8_wUL9zNHeUcxArmL0iW84wSsXdMb6d7DWS_CjqnIjnm6t62-i5ShX5zB524jeWO1Bgmd6NTg_OBQDn8IquBLrU4uP69LxgSITSvr8ofq_3AXoPD_R/s320/rosie+and+critters.jpg" width="240" /></a></div>
<br />
Rosie and Jenn took their horses and their German short hairs and headed for the high desert. It was a little warm but it was well worth it for, as Winston Churchill said, ' Something about the outside of a horse is good for the inside of a man.'<br />
<br />
<br />
<br />
<br />
<br />

<span style="mso-spacerun: yes;"> </span>It’s just 3 days until
kick off of the college football season at our house. <span style="mso-spacerun: yes;"> </span>You can feel the anticipation, in the office
and at home. The air is buzzing with excitement as we wonder how our team will
do this year. <span style="mso-spacerun: yes;"> </span>Discussions are held on
which players will stand out, how we will do without the ones we have relied on
in the past and the endless vacillation of our opinion of the coach.</div>
<div class="MsoNormal">
<span style="mso-spacerun: yes;"> </span>I didn’t grow up
watching football and honestly I didn’t really appreciate it when the kids were
all home. Now I love it.</div>
<div class="MsoNormal">
<span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>Now football season is one of my favorite
times of the year. Truth to tell, I still don’t understand the game very well
but I am making an honest effort to at least grasp the basics (sac, goal, punt,
offense defense- I mean really basic!) <span style="mso-spacerun: yes;"> </span>For me it’s more about what it means to our
family. It means time to gather, time to eat, time to play,time to banter (Julia-known as Peanut -married a Buckeye),and time to be together. It provides relief from life's grind as we act
ridiculous and have fun doing it (see video above for validation)! It is time to just be
together. </div>

Romero’s together. <span style="mso-spacerun: yes;"> </span>The ones who can’t
make it check in by phone as they enviously wish they could be with us. The
definition of tradition is an inherited, established, or customary pattern of
thought, action, or behavior (as a religious practice or a social custom).
Inherited is the key word in our house. Love of the LSU tigers and loyalty to a
team that has its ups and downs is passed down from generation to generation.
We are still season ticket holders sitting in the same seats each year that Dr
Rosie and Baby Kay sat in back in 1958.</span></div>

Sunday,give thanks for our meals, celebrate birthdays and victories with a good meal, have a Dairy Queen
Ice cream cake for birthdays, celebrate Thanksgiving one day late and Christmas
one day early(a move necessary to accommodate all of the extended family) and we

What kinds of things do you and your family <span style="mso-spacerun: yes;"> </span>do together that you can label as a tradition?<span style="mso-spacerun: yes;"> </span>If you can’t think of any maybe it is time to

<div class="MsoNormal">
Perspective can be gained many ways. Visiting
my 95 year old grandmother this week has given me a good healthy dose! She is
to the point where communication is limited and difficult. My mom and I are spending
time retelling grandma stories that she so engrained in us and was adamant that
we remember. We talk of the memories she has created for us, the way she has
loved us, the life lessons she taught us, and the delicious meals that she
prepared. These are the things that matter to her now that life is winding
down. </div>
<div class="MsoNormal">
<br /></div>
Grandma taught us that life is not just about our own house,
home, castle or cabin. What really matters is what lies at the heart of our
home, our core values. There are things that are worth sharing, passing on and
cultivating in an intentional way.<br />
<br />
Rosie and I support <a href="http://womenscpc.org/" target="_blank">Living Hope Ministry</a> in
<a href="http://www.sechamber.com/" target="_blank">Springerville, Arizona</a> because they understand the importance of strengthening
the family and passing on life's most important values.This is a ministry whose
mission statement proclaims; ‘we are to assist men and women in making choices
that overcome obstacles, build strong families and honor life. We desire to
give a hand up not a hand out and encourage education and hard work.
Practical help and the love of Jesus is a powerful combination.’ They do
this by teaching parenting and marriage classes. Young families who take these
classes are given credits that can be used to purchase diapers, formula and
clothing. Investing in these families helps support the family unit in a way
that will impact generations to come. <br />
<br />
Perspective comes from realizing that while it is important to
live in the moment and enjoy each day, it is equally important to keep the big
picture in mind. It means taking the time to pass on things that matter. <br />
<br />
Let's be intentional!<br />

<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>Rosie and I were
so excited about the crawfish festival. After the show on Saturday we scooped
up his sweet mama, Baby Kay and our youngest daughter Carol. Julia joined us
with her 3 kids and we caravanned up the mountain. <o:p></o:p></span></div>

<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>As we
were pulling through Payson, the phone rang. It was Romey….’can y’all stop and
get all the potatoes and corn you can find?’ Perfect timing! Carol, Baby Kay
and I shucked corn the rest of the way to the festival! Must be a good turnout
we agreed!</span> </div>

enjoying the mountain air and crawfish.<span style="mso-spacerun: yes;">

heavy baskets being dumped with heads of steam billowing upward. Not work for
the faint of heart! <o:p></o:p></span></div>

<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>We could hear Romey announcing the winner of
the crawfish eating contest. Contestants worked hard to be the first to eat 15
crawfish- Romey checked to make sure they were fully consumed!<span style="mso-spacerun: yes;"> </span>Our winner was from Ponchatoula, Louisiana. Our nephew-in-love,
Calvin Sibley came in a close second. Third place winner<span style="mso-spacerun: yes;"> </span>was
from the same town as the winner and they had never met! </span></div>

<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><o:p></o:p></span> </div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>In 2002, Arizona’s
favorite Cajun Cowboy’s (Rosie and Romey), saw a chance to have fun and provide
a community service as well. Crawfish, a favorite Cajun delicacy, had overtaken
the Arizona waterways wreaking havoc on our delicate ecosystem. Rosie and Romey<span style="mso-spacerun: yes;"> </span>decided it would be fun to teach Arizona
residents how to catch, prepare and eat crawfish- after all what better family
entertainment is there than crawfishing? The kids love it as it is a lot easier
and has faster results than fishing and they can play along the banks while
they wait for their traps to fill. <o:p></o:p></span></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>The tricky part of
their idea was that no one is allowed to transport crawfish so they need to be
captured and prepared on the spot. No problem! They mentioned on air that they
would be at Woods Canyon Lake on a late summer Saturday in August. They figured
a few people would show up to share in the experience. The week before the event,
Romey and several local angler groups headed up and began to trap. Over the
course of the week there were four hundred pounds of crawfish trapped and kept alive in
large metal troughs.<o:p></o:p></span></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>What happened on
the day of the event caught everyone by surprise! More than a few people came
out to see the guys and have a little fun (about 1200!). Included in this entourage, decked out in their scuba diving gear, were a couple of fans determined to help the
process by showing everyone where the crawfish were.<span style="mso-spacerun: yes;"> </span>A thunderstorm closed in as Romey and his
brother-in-law, Wayne were paddling in from running traps and <span style="mso-spacerun: yes;"> </span>lightning crashed all around.<o:p></o:p></span></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span><span style="mso-spacerun: yes;"> </span>Problem was no one had anticipated more than a
few adventurers especially since Gov Napolitano had advised everyone to stay home
due to a break in the gas line that weekend. As it turned out, there was not enough parking,
no porta potties had been placed and the forest service was a nervous wreck. To
top it all off for some strange reason people thought they were going to be
served lunch…..but what everyone got was a small plate of crawfish to try. <o:p></o:p></span></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>Many lessons
were<span style="mso-spacerun: yes;"> </span>learned that year! The next year
there were shuttles to the lake, porta potties, 800 pounds of crawfish, and
Fish and Game set up an educational table as well as rented out traps for families
to give it a whirl. For a couple of years the event was held in Camp Verde with
live music and crawfish eating contest.<span style="mso-spacerun: yes;"> </span><o:p></o:p></span></div>
<br />
<div class="MsoNormal" style="margin: 0in 0in 10pt;">
<span style="font-family: Calibri;"><span style="mso-spacerun: yes;"> </span>This year will
be the crawfish festival to beat all Arizona Crawfish Festivals. Romey and his
buddy Boudreaux, owners of Arizona Crawfish Company, have staked out Bison Ranch
as the location for this year’s fest. There will be live entertainment and
plenty to eat.<span style="mso-spacerun: yes;"> </span>We hope you will come on
up and pass a good time with the family as we celebrate all things Cajun.<o:p></o:p></span></div>

<span style="mso-tab-count: 1;"> </span>After
consulting with Phoenix, Scottsdale, Glendale, Tucson and Prescott, we came up
with the following advice about building, mechanical, electric and plumbing
projects:</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">DIYers:</b> City officials can help you
more than the friendly and knowledgeable guy at the hardware store.
Do-it-yourselfers are often less likely to get permits for remodeling than
homeowners who hire contractors, says Mike Clack, building department chief in
Scottsdale. </div>
<div class="MsoNormal">
Yet they’re the ones who need more guidance. If you follow
the rules and submit plans to city officials for a permit, they can point out
where your problems are and even make preliminary inspections to ensure you’re
not getting in trouble. The plan review process could uncover mistakes you
might make.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Neighbors:</b> If you don’t get a permit,
the neighbors may complain to the city about a fence they don’t like or a
casita blocking views. “We often get complaints from neighbors who think a
structure on your patio is too high or a fence is all wrong,” says Tom Wandrie,
deputy director of plan review for the city of Phoenix. </div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span>If you
don’t have the right permit then, it can be expensive. Most cities we talked to
will not penalize homeowners who come in themselves to get permits
retroactively, provided that work meets code. But if a neighbor turns you in,
and the city inspects your property and finds a problem, you may pay double the
permit fee, according to Kenneth Van Karsen, plans examiner in Tucson. Of
course, you can also pay to tear down what you did – like removing the walls
and drywall from around that carport that you turned into a garage.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Responsibility:</b> The homeowner, not the
contractor,has ultimate responsibbility for the permit. If you ask your
contractor, he or she can get the permits needed and help with the inspections.
But the contractor may charge extra. Generally speaking, the charge and the
process could be well worth the money.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Resale:</b> When you sell your house, you
may have to do costly repairs if you lacked the right permits.Without permits,
you could jeopardize any deal that’s cooking once your buyer finds out the work
isn’t up to code. City officials say Realtors are savvy about this and can
sometimes sniff out what you did wrong at your house. On the other hand, if
you’re a buyer, find out before closing what work was done without a permit.
Ask about that extra room built out back or the gas line installed for the
range. Be sure to have a home inspection done. This can save trouble down the
road.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Danger:</b> Even the little things can be
dangerous; that’s why a replacement water heater or air conditioner needs a
permit. Getting permits for these projects – replacing a water heater or air
conditioner – often upsets homeowners the most. But after all, both jobs
involve connections to gas and electric lines and sometimes repairs go
wrong.<span style="mso-spacerun: yes;"> </span>It doesn’t happen often but it’s
actually possible for a water heater to explode into a flying torpedo -- like one
in Phoenix in 2008 that blew the roof off a house and landed on a nearby
street.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span>Many
times replacing a water heater or AC is done on an emergency basis – on a
weekend, when the planning department is closed. You can, however, get the
permit later in that case.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<b style="mso-bidi-font-weight: normal;"><span style="mso-tab-count: 1;"> </span>Licensing:</b> Don’t give in to
your inner cheapskate; hiring an unlicensed contractor may lead to repairs or
remodels that violate code. Arizona does have a “handyman” exemption so an
unlicensed person can do work that doesn’t require a permit and doesn’t amount
to more than $1,000 in materials and labor costs. This might be a small
painting job or a door repair. But when modifying electrical or plumbing
systems, contractors must have a license and a permit. </div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Paperwork:</b> All the cities we talked to
have extensive Web sites that outline rules and regulations for permits. You
can often apply online for permits. Some cities, like Glendale, hold seminars
for homeowners who are planning projects. Glendale also has videos on its Web
site that can help.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span><b style="mso-bidi-font-weight: normal;">Cost:</b> You’ll find loads of information
online about permit prices; but every city is different. The cost is probably a
big reason why homeowners avoid getting permits. Some view it as a tax and not
a service that helps enforce safe construction practices. Sometimes they’re
worried that by notifying government about home improvements, they’ll end up
paying higher property taxes. Regardless, it can save you future heartaches and
headaches.</div>
<div class="MsoNormal">
<br /></div>
<div class="MsoNormal">
<b style="mso-bidi-font-weight: normal;">General Rules:</b></div>
<div class="MsoNormal">
<span style="mso-tab-count: 1;"> </span></div>

are general rules about permits in Arizona; but check the rules for your own
area carefully. This list does not take in all the possible jobs you might need
permits for.</div>

rebuild, alter, repair or replace electrical wiring, plumbing or gas systems,

But once you accept that fact, you have to decide what to do about the water at your house.<br /><br />Here are the basics: The U.S. Department of Interior defines water as being slightly hard when it has from 1 to 3.5 grains per gallon of calcium and magnesium bicarbonates occurring naturally in the water. In Arizona, hardness levels can exceed 20 grains per gallon, but these levels are not dangerous. After all, about 80 percent of the water in the United States is considered hard.<br /><br />What homeowners don’t like is that these minerals can cause scale to build up inside plumbing and appliances. The useful life of a dishwasher and a water heater can be shortened as a result. The harder the water, the grayer the “whites” look when you do laundry.<br /><br />Some of us don’t like the taste of the water either. You can just use carbon filtration to improve the taste. But a reverse osmosis system or distillation unit can do even more to clarify your water by combining carbon filtration with removal of dissolved solids or what some people call “floaties.”<br /><br />When it comes to the hardness of the water, however, we recommend buying or renting a water softening system to handle the issue. That’s the only way to end or minimize scale on shower walls as well as mineral build-up in appliances and your water-heater. In the process, you can eliminate dry skin problems and cut back on use of soaps, detergents, shampoos, and fabric softeners<br /><br />If you’re doing your homework before you buy or rent, you’re likely to hear many myths about what water treatment does and doesn’t do, according to David Perry, executive director of the Arizona Water Quality Association, a non-profit trade organization. Here are some of the claims you may hear and why you should discount them:<br /><br /><b>Myth No. 1:</b> You can soften water with a salt-free system. That is just not possible. Systems that say they are no-salt softeners are actually just scale inhibitors. Some can decrease the scale inside appliances; but some will hardly affect that scale at all. These alternative treatment firms may use magnetic, catalytic, electric or electro-dialysis equipment. Most of these firms offer no independent confirmation that they can remove calcium or magnesium ions from water or reduce scale formation. Often these systems are coupled with a carbon filter to make drinking water taste better. But the best way to reduce hardness in water is by installing an ion-exchange softener. It will remove hardness – the scale-forming calcium and magnesium – by replacing it with sodium chloride or potassium chloride.<br /><br /><b>Myth No. 2:</b> By removing dissolved solids from water you will deprive your body of healthy nutrients like calcium and magnesium, prevalent in hard water. The problem with that argument is that the calcium and magnesium in your water are in an inorganic form that your body cannot digest in the way that it can with minerals found in your food or in dietary supplements.<br />

They’re designed to be easy to maintain and never require painting, although some manufacturers make paintable versions. Rosie recommends that Arizona residents avoid vinyl because they can deteriorate faster than metal under the hot desert sun.<br />
<ul>
<li>Clad windows have wood frames on the interior side and either vinyl or aluminum cladding over the wood on the exterior. You can paint the inside any color you like, but you never have to paint the outside. Rosie’s ideal window: aluminum-clad wood.</li>
</ul>
<br />
Glazing: This isn’t the glaze or paint that you put on the window; it’s the number of panes of glass the window has. You have three choices:<br />
<ul>
<li> Single-glazed. This is one pane of glass, and it’s the most energy-inefficient choice. Especially in a severe hot or cold climate, a single pane of glass will do little to keep the weather outside and the air-conditioned or heated air inside.</li>
</ul>
<ul>
<li> Double-glazed. The smartest buy for Arizona homeowners, double-glazed windows have two panes of glass with a small air space in between. The air acts as an insulator to keep hot outdoor air from getting indoors and cool air-conditioned air from escaping to the outdoors. Some window manufacturers fill that air space with Argon gas, which serves as an even more efficient insulator.</li>
</ul>
<ul>
<li>Triple-glazed. These super-efficient windows have three panes of glass (or two glass panes and a plastic one inside) with two air spaces in between. They’re great at keeping the noise out, but they’re expensive. In fact, the payback in energy savings can take more than 10 years. </li>

hot-weather electric bills. So you have resolved to live at 80 degrees
24 hours a day to keep AC use down. You’re planning to grill dinner
outside every night so the range doesn’t heat up the house. And you’re
switching as many light bulbs as you can to energy-saving CFLs and LEDs.<br />
<br />
But one more important change can take some pain out of your utility
prices, an alternative that people often do not consider when they move
to Arizona and sign up for electric service. What’s the secret? Choose
what is called a “usage” or “time-of-day” or “time-of-use” pricing plan.
<br />
<br />
<b>How many homes have these plans?</b> According to SRP (Salt
River Project), which has about 882,000 residential electric customers,
of which almost 242,000, or about 27 percent of households, have
enrolled in these plans. APS (Arizona Public Service), on the other
hand, has about 1.02 million residential customers, of which about
528,000, or more than 51 percent, are in these plans. So plenty of
residents out there could make the change and probably save money.<br />
<br />
<b>Why doesn’t everyone enroll?</b> We don’t want to speculate
too much, but many may be unaware of the plans or confused about them
even though utilities try to educate customers about their options. Some
may be just too busy to think about doing the research.<br />

else! </li>

<li><b>Maintain it.</b> Have an air conditioning technician come to your home every spring before it gets too hot and check your system out. The earlier you catch a problem and repair it, the smaller than problem will remain.<b><br /></b></li>
<li><b>Add insulation to your attic or crawlspace so hot air doesn’t get in the house.</b> The warmer the home’s air, the harder the air conditioner has to work. The harder it works, the quicker it will wear out.<br /></li>
<li><b>Make sure your unit is the right size.</b> Bigger isn’t necessarily better when it comes to a/c. A room air conditioner that’s too big for the room it’s supposed to cool won’t operate as efficiently as a smaller one that’s the right size. <br /></li>
<li><b>Install a whole-house fan.</b> It will keep your home cool without using the air conditioner on days when the sun’s not too hot or overnight when the outside air is cooler than the inside air.<br /></li>
<li><b>Install ceiling fans, or if you have them already, turn them on.</b> Ceiling fans move the air so you’ll feel cooler, which will let you raise your thermostat a few degrees without noticing any difference in your comfort. </li>

You can even lay pavers on top of your existing patio if it’s level and in good condition, so there’s no need to break up the old patio or excavate the ground.<br /><br /><b>Here’s an overview of the job:</b><br /><br />
<ul>
<li>Settle on a style. Pavers come in dozens of shapes, sizes, colors and textures. Concrete is the most popular kind of paver, but they also come in marble, clay and travertine. Decide if you want a natural stone patio, a faux-stone look, an old-style cobblestone floor or a classic brick appearance. The most versatile size is 4-by-8-inches because they’re easiest for forming a variety of patterns. <br /></li>
<li>Get the proper permits, if required, from your city before starting the work.<br /></li>
<li>Design your patio. Decide where you will place the pavers, the size of the floor and how many pavers you’ll need.<br /></li>
<li>Unless you’re laying pavers over an existing patio, you’ll probably have to excavate the area. </li>

<br />
Most homeowners don’t think about their pipes until they’ve got a
clogged drain or a chronic leak. Here are five easy, inexpensive ways to
prevent your home’s plumbing from causing a predicament.<br />
<br />
<ol>
<li> Treat your drains once a month to prevent clogs, whether they
seem to need it or not. But stay away from harsh, chemical drain
cleaners. I like a natural, non-poisonous product called Bio-Clean,
which uses a blend of bacteria and enzymes to attack organic wastes like
grease, hair, food particles and sewage. You can use it on drains,
grease traps, sump pumps and garbage disposals. Regular use will prevent
clogging throughout your plumbing and septic system. Dilute the product
with warm water according to package directions. </li>
<li>Be kind to your kitchen sink. Its drain is the busiest one in
the house, so it can cause the most problems. If you don’t have a
garbage disposal, be fastidious about keeping out food scraps and
grease, which can emulsify once you turn on the cold water, and build up
in layers in your pipes until they’re blocked. If you have a garbage
disposal, run plenty of cold water every time you turn it on. If it
chops up waste without water, particles will not flush through and you
can wind up with a clogged drain. </li>
<li>Don’t flush anything down the toilet except for toilet paper. That
includes facial tissue, Q-tips and even products labeled “flushable.” A
tip: Switch from two-ply to single-ply toilet paper. The less you flush,
the fewer visits you’ll need from the plumber. Your old toilet, which
flushed five to seven gallons of water every time you used it, could
handle more debris. Newer, low-flush models use only 1.6 gallons per
flush, and are more easily clogged with paper and “flushable” cleaning
products. </li>

close to your house, or even from a plumbing leak you’re likely to see
patches of damage on your walls near the spot of the intrusion. That’s
because drywall has a paper backing, so when it gets wet, it can bubble
and wrinkle, sort of like a sheet of paper does.<br />
<br />
To diagnose the problem, place a four-foot level across the damaged area
and learn how much the sheetrock has sagged. If it’s more than about
3/8 of an inch, the structural integrity of the drywall is probably
ruined and the section should be replaced.<br />
<br />
If no sagging has occurred, use an awl to randomly push into the
sheetrock. You should feel substantial resistance, and the awl shouldn’t
be able to penetrate the sheetrock any more than 1/8 of an inch without
excessive force. However, if the awl goes through the sheet rock much
deeper than 3/16 of an inch, consider replacing the section.<br />

<br />
Compact fluorescent light bulbs (CFLs) are poised to replace those familiar incandescent bulbs we’ve been using since electricity became a household necessity.<br />
<br />
Among their benefits:<br />
<ul>
<li>CFLs use 90 percent less energy than incandescent bulbs.</li>
<li>They emit very little heat. Unlike CFLs, incandescents waste energy because they spend 90 percent of their energy on heat and only 10 percent on light. That also adds heat to your home’s air and makes your air conditioner work harder.</li>
<li>CFLs last about 10 times longer than incandescents, so you don’t have to change your light bulbs nearly as often.</li>
</ul>
The quality of CFLs continues to improve. Early versions of fluorescent
light bulbs were an odd white color, took a long time to light up when
you flicked the light switch and gave off a buzzing sound. Today’s CFLs
are smaller, come on almost instantly, appear close in color to the
traditional incandescent bulb and are silent. <br />
